TERMS: COMPANY/GUEST IS RESPONSIBLE FOR FULL PAYMENT FROM ARRIVAL DATE TO DEPARTURE DATE AS LISTED IN THIS AGREEMENT. MONTH-TO-MONTH RESERVATONS (DEPARTURE DATE NOT CONFIRMED AT TIME OF BOOKING) WILL RENEW AUTOMATICALLY IN 30-NIGHT INCREMENTS UNTIL THE REQUIRED NOTICE TO VACATE IS PROVIDED AS OUTLINED IN THE TERMS 1 – NOTICE TO VACATE SECTION BELOW.  FULL PAYMENT IS DUE THROUGH THE LAST DATE OF THE NOTICE TO VACATE. MONTH-TO-MONTH RESERVATIONS MAY BE SUBJECT TO A RENTAL RATE INCREASE AFTER THE DEPARTURE DATE LISTED ON THE INITIAL GUEST LEASE AGREEMENT.

1) NOTICE TO VACATE * (“Notice”): A written “Notice” must be received by Stay Sojo at least 30 days prior to the departure date specified on this agreement unless it is Confirmed as noted above. If departure is Tentative, agreement will renew automatically in 30 day increments until 30 days written “Notice” prior to departure is received by Stay Sojo. Financial responsibility shall be for duration of Rental Term in this agreement as well as extensions beyond the original Departure Date. All extensions of your stay must be provided in writing and are based on availability.   

2) BILLING: Stay Sojo invoices are given at time of arrival date and at 30 day intervals thereafter. Additional items requested after move-in will be paid in advance of delivery.

3a) PAYMENT TERMS: Direct bill terms are Net 30 days. Stay Sojo reserves the right to assess a late fee of 1.5% per month or the maximum allowed by law on all balances not paid within terms. Any debt collection fees shall be the responsibility of the Company/Guest.  A processing fee of 25.00 will be assessed for all returned checks. All other payment methods are due and payable in full on or before the 1st day of each 30 day billing period.

3b) PAYMENT TERMS FOR STAYS LESS THAN 30 DAYS: Due and payable upon presentation.  Guest agrees that his or her liability for this bill is not waived and agrees to be held personally liable in the event that the indicated company, person or association fails to pay for any part of the full amount of any of these charges.

4) PRE-DEPARTURE INSPECTION: Stay Sojo (or designated representative) shall have the right to enter the Premises within 7 days or less from the date of Guest’s departure to inspect the Premises for cleaning or maintenance needs prior the next Guest’s arrival. Stay Sojo will provide the occupant of the Premises within reasonable notice, in compliance with applicable law, by email, telephone message, or written notice, of the date of the inspection by Stay Sojo.  Company/Guest agrees that no further consent or acknowledgment of receipt of such inspection notice by the occupant and/or Company/Guest is required before Stay Sojo may enter the Premises.

5) CANCELLATIONS: In the event of a cancellation, delay in occupancy, or early departure by the Company or Guest after the Guest Lease Agreement has been duly executed, or the Unit request is confirmed by the Company or Guest by any other manner, the Company or Guest  shall be responsible for all rents and related expenses pertaining to such Unit unless Stay Sojo is able to re-rent the Unit to another party for the remaining duration of the original commitment, inclusive of any extension notices provided to Stay Sojo. The Company or Guest shall also be responsible for all costs and expenses incurred by Stay Sojo, including but not limited to, any and all fees incurred in re-letting the Unit through outside agents or brokers, installation and service charges associated with the preparation of the Unit, all fees and cancellation charges, and any special requests made by the Company or Guest.  Additional Fees, if applicable, will have been noted in the presented options.

In the event a hotel has been contracted, the Company or Guest is liable for the specific hotel cancellation fee plus ten percent (10%).

6) DAMAGES/EXTRAORDINARY CHARGES: Company/Guest accepts all responsibility for all rent as well as any damages or loss above normal wear and tear. Company/Guest is responsible for notifying Stay Sojo of any item(s) damaged or in need of repair upon arrival in the unit.

7) NO SUBLETTING: Guest covenants and agrees not to assign this lease or sublet all or any part of the lease premises without the written consent of Stay Sojo, which consent Stay Sojo covenants and agrees shall not be unreasonably withheld.

8) LIABILITY: Company/Guest agrees to pay Stay Sojo for any and all damages or losses above normal wear and tear, and all claims, liabilities, fees, taxes or other charges arising out of Company/Guest’s use or occupancy of the Unit. Stay Sojo shall not be liable for any personal injury or any damage to or loss of property, unless caused by the sole negligence of Stay Sojo. Personal property and vehicles of Company/Guest will not be insured by Stay Sojo. Stay Sojo is not responsible for costs/fees associated with vehicle towing.  Company/Guest hereby covenants and agrees to indemnify, hold harmless and defend Stay Sojo, and each of their officers, directors, employees, agents, successors, assigns and all related parties (“Indemnified Parties”) from and against any and all claims, losses, or liabilities for injury or death to any person or for damages to or loss of use of any property arising out of any occurrence in, on or about the Premises or the surrounding area, building, grounds, or facilities, arising out of, incurred or suffered as a result of use or occupancy of the Premises by Company/Guest/Invitees. Such indemnification shall include, without limitation, attorney’s fees, investigation costs, and other costs actually incurred by any of the Indemnified Parties.

Renter's Insurance: Stay Sojo recommends that you secure a renters insurance policy covering your personal belongings, which also includes personal liability insurance covering your actions. Stay Sojo does not provide any insurance that would cover your belongings in the event of loss or damage caused by burglary, fire and smoke, vandalism, water damage or any act of omission of another resident or third party. You understand that our property and liability insurance will not protect you, your guests or any occupants against loss or damage to personal property or belongings or cover your liability for loss or damage caused by your actions or those of any occupant of the dwelling or any guest.
